With the recent amendments to the Cadastre and Land Registry Act (LPAC), recorded in Art. 54a, para. 2 (http://www.lex.bg/laws/ldoc/2134918656) introduce the explicit requiring the assignor (the investor) to the geodesy, cartography and cadastre department of the relevant geodetic data for buildings and & amp; nbsp; the standalone & amp; nbsp; objects in them representing elements of the technical infrastructure, as well as the respective areas of easement restrictions imposed by these infrastructure objects.

The Classifier for the purpose of the buildings, the facilities of the technical infrastructure and the stand-alone facilities in them specified in Annex 4 of „ Ordinance RD-02-20-5 of 15 December 2016(http://www.lex.bg/bg/mobile/ldoc/2136991982)is shown in the table below:

As in the case of newly-built buildings, the fulfillment of the requirements of the CPRA is carried out by completing the project for alteration of the cadastral map providing for the necessary information on the geo-spatial position of the easement facility of the newly built engineering facility and the adjoining buildings and independent objects.

In order to prepare the necessary information, the Employer shall submit to the licensed person –Surveyor the following data:

• Document of ownership of the property or established right to pass through a foreign property;
• Building permit;
• Investment project – a plot plan and an architectural design for the buildings, if any – certified by the municipal administration (in digital and graphic form)

Based on the information submitted by the Assignor, the field surveys carried out on the terrain and the use of data from the existing cadastral map, taking into account the norms set forth in Ordinance No 16 of June 9, 2004 „For servitudes of energy objects“ (http://lex.bg/laws/ldoc/2135493130), Water Act (http://lex.bg/en/laws/ldoc/2134673412), as well as the Road Act  (http://www.lex.bg/laws/ldoc/2134914560) and its implementing rules (http://www.lex.bg/laws/ldoc/-12532224) the licensed surveyor draws up a sketch of a draft for the alteration of the cadastral map, which is completed with the necessary data and is submitted to the Office for Geodesy and Cartography for the location of the property.
